The final client approved drawings along with site and block plan are submitted to the local council. These are accompanied by some but not all depending on the site and project: planning support statement including relevance to NPPF, local plan, village plans and housing land supply.

The in-house team can produce nominal heritage impact assessments along with basic viability reports. Some projects may require expertise in specialist areas for submission of the planning application. We work with a team of highly recommended consultants such as, Ecologist, Flood risk, Highways, Archaeologists, Environmental consultant and engineers, Drainage strategy engineers, Heritage consultants, Arboriculturist, Agricultural land agents and more.

Should the planning application require the above expertise we source and liaise directly with our colleagues making the planning application a smooth and seamless process. Planning applications can be for residential work, new builds, extensions, commercial and industrial projects, agricultural, educational and community projects, change of use applications, CLEUD, retrospective planning, discharge or variation of conditions, Listed building consent, enforcement and more.
